IAA: Bloomington is the Area Council of the Indiana Apartment Association that serves the greater Bloomington area.

The purpose of IAA: Bloomington is to promote, advise, and protect the general interest of the construction, ownership, and management of multi-family housing by engaging and uniting industry members through informative and engaging educational and networking events.

Fair Housing

This Fair Housing course is designed to help multifamily professionals understand local, state, and federal Fair Housing Laws and how they can play an active role in keeping their property in compliance. The course will begin with basic Fair Housing information including sources of Fair Housing Law, basic principles of Fair Housing Law and prohibited conduct, and the differences and application of the Americans with Disabilities Act and the Fair Housing Act.

Other topics that will be covered in this course include:

  • Reasonable Accommodations and Assistance Animals

  • Disparate Impact and selection criteria for disqualification of applicants and tenants based on criminal background or conduct

Jay Beatty, Partner with Landman Beatty, Lawyers, has many years experience practicing in various areas of law relevant to the multi-family housing industry including fair housing and employment, leasing issues, condemnation, real estate tax appeals, real estate related contracts, transactions and litigation. He typically represents apartment owners and managers throughout Indiana providing counsel and advice related to the myriad of issues that arise in the multi-family housing industry. Beatty represents clients in court and before county and state administrative boards in real estate tax matters.

Active Shooter Training

The Indiana State Police, with the assistance of school safety liaison Dr. Richard Hogue, has created a presentation providing key steps to follow should one encounter an active shooter. Incorporating a City of Houston Mayor’s Office of Public Safety and Homeland Security video called “Run. Hide. Fight.” into the training aids, this session will assist businesses and other organizations in preparing to respond to the unpredictable possibility of an active shooter event.

This education session includes a screening of the video, best practices for safeguarding oneself and others in the event of an active shooter, and a question and answer session.

About the Instructor:

Dr. Richard Hogue, Ed.D. of Hogue & Associates, Inc., is an education professional with more than 35 years of dedicated commitment to professional education of youth. He is the Indiana State Police coordinator and educator of ISP’s Safe Schools / Active Shooter training program.

Disaster Preparedness: Taking the Initiative

The purpose of this course is to prepare both multifamily and commercial property staff members for natural disasters and common emergencies that can happen on site and how to handle the aftermath, when to handle responses in-house and when to call in the experts. This interactive course is targeted toward property managers, assistant property managers, maintenance, and engineers.

Learn more on how to respond to common disasters, including:

  • Fire disaster recovery, the staff role, how to build an emergency kit, securing the property in the immediate aftermath, working with a restoration company, tenant management, insurance, and longer-term reconstruction needs
  • Water damage statistics, liability from the property and tenant perspectives, damage categories and classes, assessing the issue, and how to respond and dry out
  • Mold facts and types, code requirements, assessing an issue, liability, and follow-up needs

Meth Awareness Training

This course will aid attendees by providing a better understanding of items commonly associated with production and/or use of methamphetamines. Information also will be given on the “contractor” side of meth labs and related contamination. Attendees will learn why communities, managers, and company representatives should be on the lookout for meth signs and why they need to be addressed quickly and properly, specifically as they relate to long-term liabilities and tenant health and safety.

Register for this course to learn about:

  • Identification and awareness of meth use and/or cooking
  • What the process is after a meth lab is seized, including proper assessment, remediation, and post remediation testing
  • Considerations where there is reason to believe that a resident is using and/or making drugs, but police have not made any arrests
  • The liabilities associated with meth contamination and why awareness is so important
  • Cost-saving ideas to limit potential exposures without breaking the bank

Phillip Ball with ECC Horizon has more than 15 years of environmental consulting experience in diverse environmental settings for various industries. Ball has worked on and completed projects in 43 states across the United States, Canada, and Mexico. Ball’s technical expertise includes illegal drug labs, asbestos, lead, mold, radon, environmental due diligence, remedial investigations, environmental assessments, and spill/emergency responses.

Plumbing 101

Servicing common plumbing products is a key function of every multifamily property. This course will provide information on how to repair and install a toilet and show differences in toilet sizing. Faucet installation and repair will be explained, from the kitchen faucet to lavatory and tub/shower, and an overview of typical configurations and how to repair waterlines will be given. The final section of this course will be one of water heater service and repair.

Attend this sessions to learn about:

  • Water closet (toilet) installation and service, including flush valves
  • Drainage repairs, including P traps, S traps, and service drains
  • Water piping repair
  • Basic water heater repairs

Innovation Require Explanation – How to Effectively Communicate Budget Needs & Wants

Learn ways to effectively communicate budget needs and wants to those managing the process. Justify new and innovative budget items with a quantitative approach by researching and analyzing data. This course will teach simple programs to use to formulate data into charts or graphs commonly used by owners and upper management of multifamily properties when making decisions, as well as how to incorporate solution-based communication into everyday interactions with supervisors.

About the Instructor:

Katrina Greene, CAM started in the industry in 2001 as a temporary leasing associate and is now a Senior Property Manager for Sheehan Property Management.  Greene currently oversees a portfolio of 3,500-plus units which includes student housing, conventional, retail, and Section 8 communities.  She is the 2018 YPM Committee Chairperson for IAA and has been a guest speaker in courses at Ball State University in the RPM program.
